Nikoo Homes is an exclusive development and a unique experience, designed around five guiding tattvas or principles.
The five tattvas are
Family, Community, Culture, Health, and Learning.
They light up the path to harmonious, connected urban living, and help communities come together to create experiential tapestries of joy and life. Individual elements of each tattva come together to create a compelling whole.
In India, we all grew up with a family doctor who treated minor ailments; a concept that has disappeared of late. Nikoo sought to recreate the concept of a dedicated clinic and physician for entire families.
Does learning stop after school? What if an 80-year old wants to learn painting? What if children learn better in the midst of a mixed group of people? This line of thought led to the creation of a play school for continual learning in Nikoo, for learners from 9 months to 90 years.
Throughout the design process, the architects of Nikoo looked globally for ways to incorporate these five tattvas into everyday life. This started with spacious homes perfect for families with multiple generations, and leisure areas where neighbours could form tightly-knit communities.
Countries with vast public spaces gave rise to Bhartiya City’s central landscaped spaces, blue skies, forest and water features. From Amsterdam came the inspiration to have a cycling-friendly city, to encourage cultures of fitness and environmentalism.
Contemporary, cosy, and stylish, Nikoo Homes bring alive every tattva through design innovations like the above. Thanks to these influences, the denizens of Nikoo enjoy modern living amidst a diversity of architecture with harmony, connection, and continuity.

Instead of designing homes around needs, at Nikoo, we thought: what if we design homes around happiness? No commuting. Italian-inspired kitchens. Many options for recreation within a stone’s throw. Homes with space. We looked at all aspects of a happy life and figured out how to make them yours.

Welcome to Nikoo Homes, brought to life by Bhartiya Urban. A design-led development company building smarter, more sustainable and happier cities for everyone. Our founder, Snehdeep Aggarwal, had a vision inspired by cities like Munich, Florence, and London, where urban life was blissful, and commutes were a breeze. He thought, “Why not bring that quality of life to India?” Hence, the blueprints of our homes are made to shape lives.
Because unlike most in realty, Bhartiya comes from a background in design. We started back in 1987 designing clothing, and working along the way with the best of global brands, we learned a simple truth: good design brings happiness, whether it’s a well-cut jacket or a thoughtfully built house.
This realization sparked Bhartiya Urban’s mission, and Bhartiya City in Bangalore is where we’re making that vision a reality. We’ve teamed up with world’s known urban planners and architects like Perkins Eastman (New York), Cox (Sydney), BDP Khandekar (Amsterdam), Broadway Malayan (UK), WOW (Singapore), and Edifice (Mumbai) to turn 20 million sq. ft. into a cityscape unlike any other.
But we’re not just builders; we’re creators of thriving communities. In Bengaluru, our Bhartiya Center of Information and Technology (BCIT) hosts industry giants like IBM and Infosys, creating a bustling business ecosystem. Our retail hubs aren’t just for shopping; they’re cultural hotspots for shopping, entertainment, and more. Take the Bhartiya Mall of Bengaluru, for example; it’s often called the “entertainment capital of Bengaluru.” We’ve even brought top-tier hospitality with The Leela Hotel inside Bhartiya City. Our commitment goes further. We invest in education and healthcare, with the Chaman Bhartiya School and plans for a hospital within Bhartiya City.
In 2013, Bhartiya made history by becoming the first Indian developer to win the MIPIM Asia Award in its Best Futura Mega Project category for the Asia-Pacific Region.
